地下1F〜4Fまで飲食テナント、上階を自社としたプロジェクトである。 防火地域であるが天然木（不燃木）を使うことで、新宿という無機的な街並みに柔らかいファサードを付加した。 オーナー自ら買い付けに行かれた椰子の木も象徴的な存在となっている。
